Tenant Process & Fees

Choosing A Property

Once you have decided on the property you would like to proceed with you will be asked to complete a “Tenancy Application Form”.  This will provide us with all the information required to process your application and determine your credit status using a credit reference agency. 

In Addition we will require a copy of

  • Driving Licence
  • or Passport
  • Utility bill within the past 3 months.

On Application

Once you have filled in your “Application Form” you will need to return along with a payment for each person over the age of 18 years old.

Fee for up to 2 adults:           £395.00 Includes Reference Costs (Inclusive of VAT)

Additional Applicant      £75.00 Includes Reference Costs (Inclusive of VAT)

Please note: this fee is non-refundable if the tenancy does not proceed or un-satisfactory references are received.

If the landlord decide’s to proceed with another applicant before the references are started the full amount will be returned. 

On Successful Application

When we have received conformation of your successful application and have confirmed dates for you to move in, the following payments will be due for us to complete your tenancy.

The Deposit

“The Deposit” is taken as security for any damages or loss of rent to the landlord during your tenancy.  The amount depends on the rental of the property and is the equivalent of 6 weeks rent. I.e ( Rent £750.00 equals £1040.00 Deposit)

Where your “Deposit: is held

Your Landlord or Agent must protect your Deposit using an  authorised government tenancy deposit scheme.  At “Farrington's Sales & Lettings” we use the following scheme  where all our deposits are held.

Their Address

The DPS, The Pavilions, Bridgwater Road, Bristol, BS99 6AA.

The Government’s aim of using these schemes is to ensure that all deposits are fairly returned to the tenants.  Where a dispute of costs are made the Landlord & Tenant agree for the “DPS” to make an informed conclusion to the outcome of the money held.

All Deposits should be registered within 30 days of your tenancy start date, details of where your deposit is held should then be forwarded on to you for your records.

The Rent

Rent payments are made in advance of the 1st of each month, we advise all tenants to set up a standing order allowing adequate time for any delays between banks to ensure payments are received on or before the 1st of each month.

Your first months rent payment will be charged from the start of your tenancy up to the end of that month. 

i.e ( Rent £750.00 start date of 5th with 20 days remain until the end of the month equals £616.44)

 

After the 15th of the month we request the following month be paid in addition to the balance of the 1st month due.

Important Note

Failure to make your rent payments could result in the termination process of your agreement, it is therefore essential that you contact us immediately if you are having financial difficulties.

 

Tenancy Agreement 

The tenancy agreement used will be an Assured Hold Tenancy Agreement for a period of 6 months unless agreed otherwise. All tenants registered on this agreement are jointly and severally liable for the rent, damages and any other costs incurred through neglect of the property.

Inventory

Prior to you moving in “Farringtons” will have prepared a detailed inventory of the property.  This document is to record the condition of the property at the start of your agreement.  You will be given 7 days from the start of your agreement to check this and advise us of any amendments.

Please note this will be used as our reference during your tenancy and on our final inspection of the property after you have vacated. 

Insurance

It is the Tenants responsibly to insure their own belongings, this includes any personal items, furniture  and any other items they have taken to the property.

Utility Bills

During the tenancy the named tenant’s on the agreement are responsible for all of the utility bills including council tax and T.V Licence.  

Routine Inspections

During your tenancy Farrington's will arrange regular inspections to ensure the property is being maintained and to ensure no issues arise.  Your first inspection will be 3 months after you have moved in and a second inspection 3 months after. Once the first 6 months has expired and no issues have been reported future inspections will be every 6 months unless requested by the landlord or necessary.

Where an issue arises and “Farrington's” are required to resolve we reserve the right to charge for our time at a rate of £40.00 per hour. (Inclusive of VAT)

Extending Your Tenancy 

Two month's before your agreement is due to expire with the landlords permission we will ask you if you would like to extend your tenancy or move out.

Please Note you must notify us of your actions in writing, 

If you decided to extend your Tenancy there will be a renewal fee of £35.00 (Inclusive of VAT), this is in total and not per person.

Where you have decided to extend your tenancy we will post you a new agreement that will need to be signed and returned before your old one expires.

It is the Landlords right to adjust the rent value at the point of renewal and if this occurs you will be given two months notice of any change.

Moving Out

If instead of extending your agreement you decided you would like to vacate the property you will need to instruct us in writing at least 2 months before this date.  

On the day of your vacation once you have emptied the property you will need to take all meter readings and return the keys to our office so that we can arrange a final inspection of the property.

Where the property has not been left in a satisfactory condition, a claim against the Deposit for the repairs or cleaning of the property will be made.

Once vacated and all the keys are returned you will need to instruct your bank to cancel any future payments of rent.

Additional Tenant Fees                                   2nd Edition January 2018

 

Holding Deposit

£100 incl VAT

The amount prospective tenants need to pay to secure their interest in a rental property.  Holding deposits are non-returnable should the applicant withdraw their application for tenancy.  Where the applicant is not successful this amount is fully refundable.

 

Tenancy Set Up Fee

£395 incl VAT

This includes the cost of referencing for up to 2 applicants and cover the checking of your credit status, previous employer, current or past landlords your eligibility to rent in the UK, and taking into account any other information to help assess the affordability of your tenancy application

 

Additional Applicant Fee

£75.00 incl VAT

This covers the cost of processing the application and associated paperwork for any additional applicants. For each additional applicant there will be a fee.

 

Guarantor Fee

£75.00 incl VAT

Your earnings or overall financial position may require you to provide a Guarantor to meet with the affordability of the rental property. This is not uncommon, and means you have someone on your behalf that undergoes credit referencing – to ensure they have sufficient earnings to cover the overall rent commitments in the event that you, as the tenant, are unable to pay your rent. This fee is payable in respect of each Guarantor to cover credit referencing costs and providing a Deed of Guarantee as part of the Tenancy Agreement, which details their obligations as a Guarantor.

 

Pet Charge

£200.00 incl VAT 

Where a pet has been agreed in writing a charge will be made, this is a non refundable charge to cover the cost of carpet cleaning at the end of tenancy. This does not exclude from damages made to the carpets. The cost covers up to a standard 3 bed property.

 

Tenancy Renewal Fee

£35 Incl VAT

This is the cost of preparing a new Tenancy Agreement and negotiating with your landlord for a further fixed term tenancy. Extending your tenancy, if agreed by your landlord, gives an assurance of staying in the property for a further fixed period, and avoids the uncertainty of a landlord serving notice at any given time.

 

Returned Payment Fee

£25 incl VAT

The charge made when a cheque has not cleared due to insufficient funds available or a standing order is withdrawn. The cost is charged per transaction.

 

Late Payment’s

£15.00 Incl VAT

The charge made for each late payment of rent during the tenancy, Payments are deemed late 2 days after the due date. 

 

Missed Appointments

£25.00 Incl VAT

If a pre-agreed appointment with ourselves or a contractor is missed and no notice or not enough note is given to cancel then a charge will be made.

 

Tenant Reference Letter

£15.00 Incl VAT

The preparing of a reference letter for a future landlord. 

 

 

Fee’s charged in relation to the tenancy may change however we will inform you of any and all changes at the earliest opportunity.
