1. Choosing A Property
Once you have decided on a property you would like to proceed with you will be asked to complete a “Tenancy Application Form”. This will provide us with all the information required to process your application and determine your credit status using a credit reference agency.
In Addition we will require a copy of
• Driving Licence
• or Passport
• Utility bill within the past 3 months.
2. Registering an Interest
Once you have filled in your “Application Form” you will need to return along with a “Holding Fee” (Please see Tenant Fee’s Below)
The Holding Fee is fully refundable if you are not successful in you application and will be deducted from the balance owed on completion.
Please note the Applicant fee is non-refundable if you withdrawal you application at any point after we have submitted to the landlord.
3. On Successful Application
Once we have confirmed your successful application an “Application Fee” will be due (Please see Tenant Fee’s Below)
We will then carry out all the necessary referencing and credit checks, previous employer, current or past landlords and your eligibility to rent in the UK.
This will take into account any other information to help assess your affordability for your tenancy application.
4. Before Moving in
The following costs will be due prior to any tenancy commencing,
“The Deposit” is taken as security for any damages or loss of rent to the landlord during your tenancy. The amount depends on the rental of the property and is the equivalent of 6 weeks rent.
i.e ( Rent £750.00 equals £1040.00 Deposit)
Written permission is required for any pet, where permission has been granted a fee will be due, this can vary depending on the type and number of pets.
This fee is non refundable and covers in part the cost of having a professional carpet clean on vacation.
Rent payments are made in advance of the 1st of each month, we advise all tenants to set up a standing order allowing adequate time for any delays between banks to ensure payments are received on or before the 1st of each month.
Your first months rent payment will be charged from the start of your tenancy up to the end of that month.
i.e ( Rent £750.00 start date of 5th with 20 days remain until the end of the month equals £616.44)
After the 15th of the month we request the following month be paid in addition to the balance of the 1st month due.
