Detailed Inventories

Prior to your tenant moving in “Farringtons” will have prepared a detailed inventory of the property.

This document is to record the condition of the property at the start of their agreement. The tenants will be given 7 days from receipt of the inventory to check this and advise us of any amendments.

This document is as important as the tenancy agreement itself and will be used as a reference during their tenancy and on the final inspection of the property after they have vacated.

Routine Inspections - Unlimited

Regular inspections are carried out to ensure the good upkeep and condition of the property.

Unlike most other agents Farringtons don’t charge for inspections as we feel its an important service that should be carried out without restriction.

Typically we carry out our first inspection 6 weeks after the tenants move in followed by two consecutive 3 monthly inspections. At this point subject to our complete satisfaction of previous inspections we will carry out 6 monthly inspections.

Take Care

Our experience has shown that most issues can be dealt with within 30 to 45 minutes and when done so can avoid larger more costly maintenance issues.

Our “Take Care Package” is designed to offer a prompt service to all those simple repairs and maintenance issues. We find by addressing issues promptly it can avoid a simple repair turning into a maintenance issue and maintains a better tenant, agent, landlord relationship.

These can typically include simple fixes such as a toilet not flushing, temporary fix to stop a leak, sealing around the bath, repairs to door locks, etc.
